Residential rent in João Pessoa closed 2025 at R$ 47.24 per m², up 16% over 12 months.
The average residential rental price in João Pessoa reached R$ 47.24 per square meter in November 2025, according to the FipeZAP rental Index, which analyzed 2,179 listings in the city. The figure represents a 16.01% increase over 12 months and 14.36% accumulated up to that month — a much stronger adjustment pace than seen in the sales market over the same period.
As with sale prices, rental values vary greatly between neighborhoods. Cabo Branco leads as the most expensive neighborhood to rent in, at R$ 58.80 per m², while Jardim Cidade Universitária is one of the city's cheapest options, at R$ 27.50 per m² — a difference of more than double between the two ends of the market.
The appreciation highlight, however, was not Cabo Branco: Portal do Sol recorded a 37.8% rent increase over 12 months, followed by Miramar (26.2%), Bessa (23.2%) and Manaíra (20.5%), a sign that rental demand has been growing faster precisely in the seafront and southern-zone neighborhoods undergoing expansion.
This trend has also raised rental yield on property value in the city: the same survey found an average rental yield of 6.71% in João Pessoa, a level considered attractive compared to other Brazilian state capitals and that helps explain growing investor interest in properties intended for rental in the city.
