Cabo Branco leads prices in João Pessoa, with R$ 12,674/m² in 2026, but Aeroclube has the highest appreciation.
Cabo Branco remains João Pessoa's most expensive neighborhood. In June 2026, the average square meter in the neighborhood reached R$ 12,674, up 11.1% over 12 months, according to the FipeZAP Index. In second place comes Jardim Oceania, at R$ 10,672/m², followed by Altiplano Cabo Branco, at R$ 10,508/m² and appreciation of 16.8% in the same period — the highest among the city's three most expensive neighborhoods.
In a 2025 regional ranking, also based on FipeZAP data, Cabo Branco appeared in 3rd place among the most valued neighborhoods in the Northeast, at R$ 10,640/m², behind only Pajuçara (Maceió) and Meireles (Fortaleza) — a position the neighborhood had already held since 2024.
The most relevant figure for those watching trends, however, is proportional appreciation. In June 2026, Aeroclube had the highest growth among the city's neighborhoods over 12 months, close to 19.8%. A few months earlier, in March 2026, the annual appreciation highlights were Manaíra (14.8%), Aeroclube itself (14.1%) and Altiplano Cabo Branco (13.1%), while Castelo Branco registered a 4.1% drop on the same indicator.
These numbers show two distinct trends underway: the consolidation of the upscale seafront (Cabo Branco, Jardim Oceania) as a higher and more stable price tier, and faster appreciation, albeit from smaller bases, in neighborhoods such as Aeroclube and Manaíra.
