The residential m² in João Pessoa reached R$ 8,286, up 9.42% over 12 months in 2026.

The average price of the residential square meter for sale in João Pessoa closed June 2026 at R$ 8,286, according to the FipeZAP Index, which gathers around 20,000 listings in the city. The figure represents a 1.06% increase in the month, 3.76% accumulated in the year, and 9.42% over 12 months — one of the highest appreciation rates among Brazilian state capitals in the period.

The trajectory had been building: in March 2026 the average m² stood at R$ 8,011, up 8.9% over 12 months, according to a survey based on more than 24,000 listings. In December 2025, the indicator was around R$ 7,970, which shows an acceleration in appreciation in the first half of 2026 compared to the end of the previous year.

This increase is not uniform across neighborhoods. Cabo Branco leads by a wide margin, and areas such as Aeroclube and Altiplano Cabo Branco have been posting the largest proportional gains over 12 months, while neighborhoods farther from the seafront, such as Castelo Branco, even saw a price drop in the same period — evidence that the João Pessoa real estate market today is more heterogeneous than the city average suggests.

For those researching prices, it is advisable to always compare values by neighborhood rather than just the city average, since the difference between the most expensive and the cheapest region exceeds R$ 7,000 per square meter.
