Gaúcho developer Idealiza is planning an R$ 15 billion neighborhood (GSV) on the banks of the Paraíba River.
João Pessoa is on the path of at least one mega-development on a scale rarely seen in the Northeast's real estate market. Idealiza Cidades, a developer from Rio Grande do Sul founded in 2005 and specializing in "master developer" projects, is planning a fully planned neighborhood on 250 hectares on the banks of the Paraíba River, near the future Ponte do Futuro — a state infrastructure project budgeted at around R$ 1 billion and scheduled for 2026. The project, still in the approval stage, envisions a Gross Sales Value (GSV) of R$ 15 billion, mixed residential, commercial and corporate use, and phased implementation over 15 years. The developer cites developments such as Riviera de São Lourenço, on the coast of São Paulo state, and Nordelta, in Argentina, as references.
Other major players also have their sights on the region. Grupo Holanda, one of the state's largest construction companies, acquired 50 hectares near the Cabo Branco Tourist Hub for a new neighborhood. Meanwhile, the controllers of the Novo Atacarejo chain are negotiating a project on 450 hectares at the site of the former Cimepar factory, as confirmed by Mayor Cícero Lucena himself.
On a smaller but still notable scale, Idealiza is also behind Reserva Coqueiral, a condominium of 187 upscale residential lots on 100,000 m² at Praia do Seixas, in the capital's southern zone, with an estimated GSV of R$ 500 million. Together, these projects signal that João Pessoa's urban expansion in the coming years is likely to center on large tracts of land negotiated with out-of-state developers.
