Área de expansão imobiliária no Altiplano Cabo Branco, em João Pessoa

The Altiplano, Portal do Sol and Cabo Branco corridor grew more than 55% in population in a decade.

A survey released at the end of 2025 identified the corridor formed by Altiplano, Portal do Sol and Cabo Branco as the main frontier of upscale urban and real estate development in João Pessoa today. According to the survey, this region recorded population growth of more than 55% in just over a decade, has an average household income of around R$ 24,400, and concentrates about a quarter of the city's households classified in social brackets A, AA and AAA.

Unlike already consolidated neighborhoods such as Cabo Branco, household density in Altiplano and Portal do Sol is still relatively low compared to other upscale areas of the city — which, according to the survey, points to real room for new residential and commercial developments, provided it is accompanied by investment in road and sanitation infrastructure.

The region's appeal is already reflected in the arrival of schools, clinics, specialized retail and services aimed at higher-income residents, as well as large-scale residential launches: Altiplano Village, for example, brings together three towers with 480 units in total.

For those considering buying in the area with future appreciation in mind, Altiplano already ranks among the neighborhoods with the highest annual square-meter appreciation in João Pessoa, with double-digit percentages recorded in different FipeZAP Index surveys throughout 2025 and 2026 — although the entry price is still lower than that charged in Cabo Branco and Jardim Oceania.
