Population: IBGE, 2022 Census. Areas: Municipal Atlas as listed in the October 2026 study profiles. Density is calculated using that same area; different territorial definitions are not directly comparable. For Intermares, the area is estimated by the study from an OpenStreetMap polygon, not the Municipal Atlas.

History and formation

How the neighborhood took shape

Intermares belongs to Cabedelo. The Jaguaribe river mouth marks its boundary with Bessa in João Pessoa: the coast is physically continuous, but municipal administration changes. The exact subdivision approval date and developer identity were not confirmed in the consulted sources.

The 2022 Census records 9,280 residents, the largest neighborhood population in Cabedelo according to the study. The beach is associated with surfing and other water sports, as well as turtle nesting records. Sea conditions must be assessed locally rather than described as always calm.

What living in Intermares is like

Neighborhood in Cabedelo next to Bessa, with a wide sand strip and a sea known for its waves and water sports.

Layout and settlement

The neighborhood includes apartments, flats, houses and residential complexes. Property tax, licensing and inspection fall under Cabedelo; João Pessoa municipal rules must not automatically be applied to Intermares. The 204-hectare area in the profile is the study estimate based on the OpenStreetMap polygon.

Before choosing a property

The study documents MPPB actions involving specific developments in 2025 and MPF reports on pollution at the Jaguaribe mouth. These records do not imply that every property or the entire beach is noncompliant. Before buying, check occupancy permits, licenses, zoning and updated environmental information.

Building heights and coastal protection

State Constitution Article 229 protects a 500-meter strip from the spring high-tide line and provides stepped building heights. The official version consulted, updated through amendment 57/2024, states 12 meters, unlike the 12.90 meters in the study and municipal parameters. Application depends on legislation, court decisions and each plot: this guide does not establish a property's permitted height. The outcome of 2026 proceedings was not confirmed in this update. Request a land-use certificate and check permits.
