History and formation

How the neighborhood took shape

Aeroclube became a neighborhood in the 1998 division of former Bessa. The Atlas links its origin to Portal do Bessa; research by Sousa and Sarmento also highlights Oceania IV, second phase, as a major subdivision. The sources emphasize different parts of its formation.

The former airfield shaped the landscape and neighborhood name. Press reports record the runway destruction in 2011 and official closure by Anac in January 2023. Part of the site was designated for the Parque da Cidade project.

Residential neighborhood near Manaíra, Bessa and Jardim Oceania, with access to shops, services and the green areas of Parque Parahyba.

Layout and settlement

Aeroclube lies inland, without ocean frontage. The Atlas describes predominantly residential use and commercial axes on Francisco Leocádio Ribeiro Coutinho and José de Oliveira Curchatuz avenues. The São Luiz community is associated with a Special Social Interest Zone.

Before choosing a property

The May 2026 report cited in the study describes environmental disputes involving Parque da Cidade; it does not confirm opening. Vacant-lot surveys date to 2011 and do not describe current availability. Coastal restrictions must be checked against maps and each plot certificate.

Building heights and coastal protection

State Constitution Article 229 protects a 500-meter strip from the spring high-tide line and provides stepped building heights. The official version consulted, updated through amendment 57/2024, states 12 meters, unlike the 12.90 meters in the study and municipal parameters. Application depends on legislation, court decisions and each plot: this guide does not establish a property's permitted height. The outcome of 2026 proceedings was not confirmed in this update. Request a land-use certificate and check permits.
